Renovation
Through-lounge renovation
Two reception rooms knocked into one with a supporting steel, replastered throughout, rewired, and finished with engineered oak flooring.
The brief
Two small reception rooms separated by a chimney breast, with an ageing consumer unit and cracked plaster throughout. The brief was one long room, brought up to a modern standard.
What we did
- Removed the dividing wall and chimney breast, with a steel and padstones sized by a structural engineer.
- Rewired the ground floor, added sockets where furniture actually goes, and replaced the consumer unit.
- Replastered walls and ceilings, and replaced the skirting and architrave to match the original profile.
- Levelled the subfloor and laid engineered oak over acoustic underlay.
- Decorated throughout and made good the external render where the old flue was removed.
The result
One room running the depth of the house, with the electrics certified and the structural opening signed off.
