Loft conversion
Dormer loft conversion
A rear dormer adding a double bedroom and en-suite to a 1930s semi. Steels and floor structure first, then insulation, fire doors and building control sign-off.
The brief
A three-bedroom 1930s semi with a large but unusable loft. The family needed a fourth bedroom with its own bathroom, and did not want to move.
What we did
- Installed steels across the existing ceiling joists to carry the new floor independently of the ceilings below.
- Built a flat-roof rear dormer, felted and finished, with the front elevation left untouched so the street scene is unchanged.
- Formed the new staircase off the existing landing, keeping the head height compliant without losing a bedroom below.
- Insulated to current standards between and over the rafters, and fitted fire doors and mains-linked alarms to meet the escape requirements.
- Plumbed and fitted the en-suite, ran the electrics, plastered and decorated.
The result
A double bedroom with an en-suite, signed off by building control. Most of the structural work was done from the outside, so the family stayed in the house throughout.
